1. Who We Are and What This Policy Covers

This Privacy Policy is issued by Unlocked Home Relief LLC, a New Hampshire limited liability company formerly known as Unlocked Home Project LLC (“we,” “us,” or “our”). We operate under the Unlocked Home Relief name. This policy explains how we collect, use, disclose, and protect personal information when you visit or interact with any of our websites and landing pages, including unlockedhomerelief.com and options.unlockedhomerelief.com, when you submit a form or quiz, when you communicate with us by phone, text message, or email, and when you participate in our programs or transactions. References in older forms, communications, or documents to Unlocked Home Project LLC refer to this same company under its former name.

Our services include free educational resources for homeowners, housing search and relocation support, and standard real estate transactions. In some transactions we purchase property directly; in others we enter into a purchase and sale agreement and assign our contractual interest to an end buyer, and from time to time we may pursue a transaction individually or through or together with an affiliated or partner entity. This policy describes how personal information is handled in all of those contexts.

2. Information We Collect

Information you provide to us. When you complete a form or multi-step quiz on our Sites, call or text us, email us, or work with us on a program or transaction, you may provide: your name, email address, phone number, and mailing address; your property address and details about the property; information about your financial or housing situation and your goals and timeline; your communication preferences; and any other information you choose to share. If a transaction proceeds, we may collect information reasonably necessary to complete it, such as title, payoff, and closing-related information.

Information collected automatically. When you use the Sites, we and our service providers automatically collect certain usage and device information, such as IP address, browser and device type, pages viewed, referring URLs, and interactions with the Sites, using cookies, pixels, and similar technologies. Our forms may also capture advertising click identifiers (for example, a Facebook/Meta “fbclid” or Google “gclid”) so we can measure which advertising brought you to us. See Section 5 (Cookies, Analytics, and Advertising).

Information from other sources. Because we work in residential real estate, we may also obtain information about properties and property owners from sources other than you, including public records (such as county registries of deeds, tax assessor records, and court or foreclosure filings), licensed data providers and skip-tracing services, lead generation partners, and advertising platforms. Where we obtain your contact information from such sources, we use it to reach out about your property or our services, subject to the do-not-call and opt-out rights described in Sections 4 and 8.

Communications records. We keep records of our communications with you, including call logs, text messages, and emails. Where permitted by law and after notice to you, calls may be recorded or transcribed for quality, training, and record-keeping purposes.

We do not knowingly collect personal information from children under 13, and our Sites and services are not directed to anyone under 18.

3. How We Use Information

We use personal information to: respond to your inquiries and provide the resources, programs, or reports you request; evaluate whether our programs or a potential transaction may fit your situation; communicate with you by phone, text, email, or mail, consistent with the consent and opt-out rules in Section 4; negotiate, document, and complete real estate transactions, including assignments of purchase contracts; operate, secure, and improve the Sites and measure the effectiveness of our advertising; comply with legal obligations and enforce our agreements; and prevent fraud and protect the safety and rights of our visitors, clients, and business.

4. Telephone Calls, Text Messages, and Email

Consent for calls and texts. Where a form on our Sites asks for your phone number, any consent to receive calls or text messages from us is presented separately and clearly at the point of collection. Agreeing to receive calls or texts is not a condition of receiving our resources, reports, or services. If you give consent, we may call or text you about your inquiry, our programs, and related offers. Message frequency varies, and message and data rates may apply.

Text messages we send may use automated technology, including scheduled or triggered messages, and are sent only during hours permitted in your state. Calls from us are placed by a live member of our team; we do not use autodialers, prerecorded or artificial-voice messages, or ringless voicemail.

How to opt out. You may withdraw consent or ask us to stop contacting you at any time and by any reasonable method, including by replying STOP (or words such as QUIT, END, REVOKE, OPT OUT, CANCEL, or UNSUBSCRIBE) to any text message, by telling any member of our team during a call, by emailing us, or by using the contact information in Section 14. Reply HELP to any text for assistance. We honor opt-out requests promptly, and in all events within ten (10) business days, in accordance with FCC rules. An opt-out request applies to both calls and texts unless you tell us otherwise, and we maintain an internal do-not-call list to make sure your request is respected across our brands.

Outreach we initiate. If we contact you about a property based on public records or other lawful sources, we do so in compliance with the Telephone Consumer Protection Act (TCPA), FCC regulations, the federal Do-Not-Call rules, and the telemarketing laws of New Hampshire, Massachusetts, and Maine, including state calling-hour limits. You may ask to be placed on our internal do-not-call list at any time, and we will honor that request even if we obtained your number from a third-party source.

Text messaging privacy commitment. SMS opt-in consent and phone numbers collected for SMS purposes will not be shared with, sold to, or otherwise disclosed to third parties or affiliates for their own marketing or promotional purposes.

Email. Marketing emails we send include our physical mailing address and a working unsubscribe mechanism, as required by the CAN-SPAM Act. Unsubscribe requests are honored within ten (10) business days. Even if you unsubscribe from marketing, we may still send transactional or relationship messages, such as communications about an active transaction.

5. Cookies, Analytics, and Advertising

We use cookies, pixels, and similar technologies on the Sites. These include: (a) essential cookies needed for the Sites and forms to function; (b) analytics tools that help us understand how visitors use the Sites; and (c) advertising technologies from platforms on which we advertise, currently including the Meta (Facebook) Pixel and Google advertising and measurement tags, which allow those platforms to measure ad performance and show our ads to audiences likely to be interested in our services.

Because these advertising technologies involve the transmission of identifiers and site-activity information to Meta and Google, some state privacy laws treat this as “targeted advertising” or as a “sale” or “sharing” of personal data. You can opt out in the following ways: adjust your browser settings to block or delete cookies; use the opt-out tools offered by Meta (Ad Preferences) and Google (My Ad Center / Ads Settings); or send us a request using the contact information in Section 14 and we will take reasonable steps to disable non-essential advertising technologies for you. We also honor recognized universal opt-out preference signals, such as the Global Privacy Control (GPC), where required by applicable law.

6. How We Share Information

We do not sell your personal information for money, and we do not share SMS consent or phone numbers with third parties or affiliates for their own marketing. We disclose personal information only as described below:

Within our company. Information you provide through any of our Sites is used by Unlocked Home Relief LLC to operate our business.

Unlocked Real Estate, a separate company under common ownership, may receive or access information where needed to support a transaction you pursue with us or shared back-office operations. It may not use your information for its own marketing.

Transaction parties, when you pursue a transaction. If you choose to move forward with a sale, assignment, or program, we share information as needed to complete it — for example with title and escrow companies, closing attorneys, lenders, licensed real estate professionals, an end buyer or assignee of a purchase and sale agreement (including their need to contact you to complete closing), and, where a transaction is pursued through or with an affiliated or partner entity, that entity. These parties receive information for transaction purposes, not for their own marketing.

Service providers. Vendors that work on our behalf under contractual confidentiality obligations, such as website hosting, CRM and communications platforms, SMS and telephone providers, professional organizers and moving coordinators, and analytics providers.

Advertising and analytics partners. As described in Section 5, currently Meta Platforms, Inc. and Google LLC, for measurement and advertising. To the extent this constitutes a “sale” or “targeted advertising” under state law, you may opt out as described in Sections 5 and 7.

Legal and safety. To comply with law, subpoenas, or valid governmental requests; to enforce our agreements; or to protect the rights, property, or safety of any person.

Business transfers. In connection with a merger, acquisition, financing, or sale of assets, with notice where required by law.

With your direction or consent. For example, if you ask us to connect you with a housing counselor, attorney, landlord, or lender.

7. Your State Privacy Rights

New Hampshire residents. Under the New Hampshire Data Privacy Act (RSA 507-H), you may have the right to confirm whether we process your personal data and to access it; to correct inaccuracies; to delete personal data provided by or obtained about you; to obtain a portable copy; and to opt out of the processing of your personal data for targeted advertising, the sale of personal data, or profiling in furtherance of decisions that produce legal or similarly significant effects. If we decline to act on your request, you may appeal by replying to our decision or emailing us with “Privacy Appeal” in the subject line; if your appeal is denied, you may contact the New Hampshire Attorney General’s Office.

Maine and Massachusetts residents. Maine and Massachusetts have not, as of the effective date above, enacted comprehensive consumer privacy statutes comparable to those of New Hampshire. As a courtesy, we extend the same access, correction, deletion, and opt-out choices described above to all of our visitors and clients regardless of state, subject to legal limits.

How to exercise your rights. Email us at contact@unlockedhomerelief.com with your name, the phone number or email you used with us, and the right you wish to exercise. We may need to verify your identity before acting. We will respond within the time required by applicable law (generally 45 days, with one permitted extension). We will not discriminate against you for exercising your rights.

8. Do-Not-Call and Do-Not-Contact Requests

If you ask us not to call or text you — whether during a call, by text reply, by email, or in writing — we will add you to our internal do-not-call list within ten (10) business days and will not initiate further marketing calls or texts to you. This applies across all of our brands and websites. If you believe you have received a communication from us in error, please contact us using the information in Section 14 so we can investigate and correct it.

9. Data Security

We maintain reasonable administrative, technical, and physical safeguards designed to protect personal information against unauthorized access, use, or disclosure, and we limit access to personal information to personnel and vendors who need it to perform their work. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

10. Data Retention

We retain personal information for as long as reasonably necessary to fulfill the purposes described in this policy, including maintaining records of consent, opt-out requests, and do-not-call requests for the periods required by federal and state telemarketing rules; retaining transaction records for legal, tax, and title purposes; and complying with other legal obligations. When information is no longer needed, we delete or de-identify it.

11. Children’s Privacy

The Sites and our services are directed to adult homeowners and are not intended for anyone under 18. We do not knowingly collect personal information from children under 13, and if we learn that we have done so, we will delete it promptly.

12. Third-Party Websites

The Sites link to external resources, including government and nonprofit housing resources. We are not responsible for the privacy practices of third-party websites, and we encourage you to review their policies before providing information.

13. Changes to This Policy

We may update this Privacy Policy from time to time. When we do, we will revise the effective date above and post the updated policy on the Sites. Material changes may be highlighted on the Sites or communicated to you directly where required by law.
